Lakowe Lakes construction update

Dear Home owner:      

Thank you for enduring with us while we worked towards ensuring your home is everything you desire and more.  We look forward to welcoming you home and are delighted to announce the commencement of a phased delivery and handover to our first set of homeowners this November.

Before the final handover, you will be notified of an inspection schedule which will provide you an opportunity to walk through your home and indicate any concerns you observe.

We are also delighted to announce that plot owners have actively commenced construction of their properties, while encouraging other plot owners to begin work on their plots as well. Please note that development cannot commence on a plot of land until all requisite building approvals have been obtained in respect to the proposed construction.

We realise it has taken us longer than anticipated to arrive at this point, we sincerely apologise for the delay in the completion and handover of the homes. Be assured that we remain committed to ensuring your state of the art home is delivered to you, as promised.

FROM OUR PROJECT TEAM

THE ENCLAVE

  • Shell construction of the Aso Loft is now 100% complete on all units in Phase I
  • Finishing has been completed on 50% of these units, including electrical installation, sanitary ware and kitchen installation
  • All external works, tie in (water, electrical, sewage) have been completed
  • Landscaping is ongoing with the deployment of indigenous plants
  • Additional units have commenced and are being constructed in order to complete all deliverables on the Aso.
  • All finishing works have been completed on the first set of homes and we are presently cleaning out and working on minor snags
  • Kitchen and bathroom finishing have also been installed.
  • All required infrastructure tie-in to the building have been completed
  • There are a few electrical fittings to be installed, after which, the units will be connected to the electrical line
  • Landscaping with indigenous plant and ground cover has begun. The plants are being nurtured to growth and are doing well. Non-indigenous plants are being prepared in the nursery and will be the final phase of plant deployment.
  • All remaining shell units have been completed and finishing is currently in progress, as well as minor completion work e. window dressing
  • The next phase of work will be the street lights and stainless steel railings.

Our Progress for November 2016

  • Plastering internal and external has been completed
  • Mechanical and Electrical (MEP) first fix has been completed and finishing has commenced
  • All windows have been procured and are being fabricated and will be delivered early November
  • Landscaping and external works are also in progress..

Work yet to be done

  • Completion of window dressing (transferred to finishing contractor)
  • Completion of all tie in works in preparation for external works.
  • Procurement of outstanding materials
    • Railings
    • Doors
    • Electrical fittings

Plastering internal and external has been completed. Mechanical and Electrical first fix has been completed and finishing has commenced on 4 units. All windows have been procured and are being fabricated and will be delivered by October. Work in progress:

  • Completion of window dressing (transferred to finishing contractor)
  • Completion of all tie in works in preparation for external works.

    • Doors
    • Electrical fittings

We have had four additional roofs covered and two roof carcass installed. We have attained practical completion of shell units of three blocks. The following work is in progress:

  • Completion of roof covering
  • Completion of plastering work and Finishing
  • Completion of MEP second fix
  • Completion of all tie-in and external works
  • All structural frames have been completed and buildings are being completed to shell
  • Roofing has commenced on 8 units and has progressed in various degrees from roof frame to completely being covered
  • The units have all been plastered, first fixes for Mechanical, Electrical and Plumbing are in place and overall shell completion is advanced
  • Procurement items (Tiles, Windows, doors, light fittings, sanitary wares & kitchen cabinets/wardrobe) are ongoing.

Infrastructure

Roads

Phase 1 (Enclave)

  • All road within the enclave have been completed
  • Road 3 (Main Access Avenue) has been completed to 50mm of the required stone base fill. Work is ongoing on Road 3.

Phase 1 (Plots Roads)

  • Secondary roads – work is on hold. First road has only been filled to bulk earthworks level. Five other roads in the plots section have been completed to pavement level. Work on all other roads is ongoing and is presently being built up in a layers. The first layer is in place and the second layer is ongoing. These roads will be completed by the end of the year.

Mechanical and Electrical

Phase 1 (Enclave)

  • All sewer lines within the enclave roads from the Terrace Homes to the Aso Lofts (except for 1 road in-between) have been completed. The sewer line construction to to commence shortly.
  • All water lines crossings within the enclave roads have been installed. Tie-in is ongoing
  • All electrical lines on 3 of the roads (housing the Aso, Oban and Oli) have been completed. Temporary electrical connections to energize the building are ongoing. Outstanding works include the 11 KVA line reticulation from the power stations, all transformers, RMU and associated installations.
