Welcome to the latest edition of the Lakowe Lakes newsletter – “Life at Lakowe Lakes”. In this issue, we update you on the progress of the handover of homes in The Enclave, the drainage system, introduce you to the newly deployed Facility Management team and provide an update on construction progress. Please also save the date for the Lakowe Lakes Golf Course 5th Anniversary celebrations scheduled to take on the 30th September and 1st October 2017.

Handover Update



We have commenced handover of the 32 Aso homes within The Enclave. Homeowners have been taking possession of their homes and would like to encourage you to complete your handover inspection if you are yet to do so. All outstanding payments and the service charge deposit for the first year will be required before the property can be legally handed over.

The second phase of handover will commence by the end of July. Typically we are prioritising the homes where payment has been completed in full.

Homeowners will be notified accordingly of a pre-handover inspection schedule. This will be an opportunity to walk through your property and indicate any snags that may require correction before final handover.

Facilities Management Team (FMT)

Deployment of new rugged bicycles to Lakowe Lakes, Guard dogs deployed at Lakowe Lakes

We have deployed a fully functional Facilities Management Team (FMT) whose primary role is to serve you by providing a holistic facility management service. The team is headed by Tayo Oyelaja – an experienced Facilities Manager, who will serve as your liaison.

A service charge deposit of N400,000.00 (Four Hundred Thousand Naira only) for home owners and N200,000.00 (Two Hundred Thousand Naira only) for plots is payable for the first year. The payment of the service charge is required to fund the management operations of the estate and will take effect from January 1st 2018.

The policies and rules for the estate have been documented and these will be shared with you in due course. It is an important document that explains what you should expect from your FMT as well as what is required of you as a property owner or resident.

Implementation of our Drainage System

With the recent heavy rains, we have seen how some parts of Lekki and Victoria Island were heavily affected. Within the Lakowe Lakes Golf Estate we have taken measures from the inception of the project to ensure that the estate is flood resilient.

We have raised the heights of the platforms in The Enclave based on modelled weather condition over 100 years. Based on this model the platforms have been designed with this in mind and to withstand it.

1. Lakes have been strategically created as catchment basins for immediate water retention requirements. This was required to enhance the drainage of the site which is naturally flat with only a gradient of 2.5 meters across the entire Lakowe Lakes development.

2. The natural path for water has been enhanced through the site via the introduction of channels, swirls and green belts.

3. Once completed, the storm water will be discharged into the natural outflow towards the lagoon thus keeping the natural course of things in play.

Construction Update

THE ENCLAVE
Aso Loft
Description – 32 units

All units have been completed for handing over. The process of handing over of the units has commenced and some units have already been handed over. Two home owners have furnished and began using their units while others carrying out slight modifications to suit their personal taste. All services (water and electrical) have been tested and all units have been connected to infrastructure. Landscaping has been extended to the back of houses and within the green belts between the blocks.

Oban and Oli Villas
Oban Villa – 23 units
Oli – 5 units

A total of 9 Oban and 5 Oli units have been completed for handing over and have undergone post construction cleaning. Landscaping has been implemented and indigenous plants have been planted, the grassing of the green belts have also been extended to the back of the buildings. Testing of the water supply and electrical connections have been completed.

Finishing works are ongoing on a further 9 units which will be ready by the end of July. All the remaining units will be ready for handover by September. All infrastructure tie-in on the road have been concluded for sewage and water.

The Terraces – Chad, Chappal and Idanre
Chad, Chappal and Idanre – 30 units
Finishing of three blocks of Chad, Chappal and Idanre are underway with tiling, screeding and ceiling works ongoing. Landscaping has commenced and the parking has been set out for construction. Outstanding electrical and water lines will be installed this month ahead of laying of paving stones.

Finishing works are advanced on the first two blocks, with only doors and other minor installations outstanding. We have also commenced finishing on a further two blocks which are at the advanced stage. External works have also commenced and are currently in progress.

Chad B – 36 units

First coat external painting has been completed in all units. Ten units are completed and ready for handover pre-inspection. Another batch of 10 units are at advanced level of completion. The last batch of 16 units will be delivered by September 2017. Infrastructure tie-in to be completed this month ahead of required external works.

The Village At Lakowe Lakes

All buildings have been completed to shell and first fixes is advanced. Procurement items (Tiles, Windows, doors, light fittings, sanitary wares & kitchen cabinets/wardrobe) are ongoing in anticipation of the finishing phase of the contract.

INFRASTRUCTURE
Roads:
Phase 1 (Enclave)
1. All road within The Enclave have been completed
2. Road 3 has been completed to 50mm of the required stone base fill. This is from platform 31 to the entrance to the enclave. Road 3 works will be progressed to the T junction of road 1 and 2.

Phase 1 (Plot Roads)
3. Road 4 is still on hold and has only been filled to bulk earthworks level. Roads 33, 37, 38, 39 and 40 have been completed to pavement level. Road 34 and 35 are ongoing and are presently being built up in a layers. The first layer is in place and the second layer is ongoing. These roads will be completed by the end of the year. Road 32 box culvert has been on hold due to the rains. Layer works for this road will recommence in October.

Mechanical and Electrical:
Phase 1 (Enclave)
4. All sewer lines within the enclave roads 26 to 31 apart from road 30 have been completed. The sewer line for platform 27 are not on the road but in the green belt. These are yet to commence.
5. All water lines crossings within the enclave roads have been installed. Roads 31, 28 and 29 have been tied into the buildings while roads 26, 27 and HT15 are yet to be tied in.
6. All electrical lines on road 28, 29 and 31 have been completed. Temporary electrical connections to energize the building are ongoing. Outstanding works include the 11 KVA line reticulation from the power stations, all transformers, RMU and associated installations.

1. Extension of main water line on road 3 to HT15 unit 1 (temporary location of water treatment plant and storage)
